Plan your renovation, room by room.
Refreshing your home is easier to plan when you can see what each room contributes to the budget. TNCO's Renovation Cost Calculator lets you build a starting estimate for selected room improvements in the UK and Ireland.
Add a kitchen, bathroom, living room, bedroom or hallway, then choose a room size and the level of work you have in mind. Start with a refresh, an update or a fuller renovation, and adjust individual items such as decoration, flooring, fittings and services. You can change the selections as your priorities become clearer.
The cost breakdown separates the selected works, estimated VAT and your allowance for unexpected work. Whole-home service choices are counted once, so related room allowances are not added again. Layout changes and further specialist work can be reviewed with TNCO alongside the priced scope. If your plans include new space, explore our Extension & Conversion Cost Calculator.
Calculator questions
Can I estimate selected rooms rather than the whole house?
Yes. Add only the kitchen, bathroom, living room, bedroom or hallway you want to include. You can add another room of the same type. Choose Small, Medium or Large as a starting point, or enter the room's floor area in square metres under Adjust details.
What is the difference between Refresh, Update and Full renovation?
Refresh selects painting and lighting. Update adds flooring, local electrical updates and room-specific fittings. Full renovation selects all the modelled works listed for that room. These are starting selections: you can adjust individual works and choose Standard, Mid-range or Premium finishes separately.
Does the estimate include VAT and an unexpected-work reserve?
The headline range includes estimated VAT and your chosen unexpected-work reserve. Room and work allowances in the breakdown are before VAT and reserve, which are shown separately. The reserve starts at 10% and can be adjusted. Professional fees, general site logistics and specialist repairs are assessed separately with TNCO.
How are whole-home works and layout changes handled?
Whole-home services are added once, with related room electrical or radiator allowances covered by that choice. Lighting remains a separate room item. A kitchen or bathroom layout change is identified for a separate allowance; priced replacement work uses the existing positions. TNCO can refine any service relocation with you.
